Along the Coast: Agents Say Residential Market Shows Recovery In Sales, Rentals

June is normally when real estate professionals — who help connect sellers and buyers of luxury homes along South Florida’s coast — can relax a little and catch their breath. This was not a normal June, however, and instead of kicking back, many real estate professionals went into July working overtime as the residential home market kicked back up.

“This has been the busiest June we’ve had in my 17-year real estate career,” said Nick Malinosky, executive director of luxury sales for Douglas Elliman Real Estate. “I’m three times busier than I would normally be this time of year.”

Flex Seal Founder Seals the Deal for Gulf Stream Mansion

Swift, CEO and spokesperson of his Weston-based company, will have plenty of spots in his new mansion to
use his products, if he ever needs to. The six-bedroom, 8,643-square-foot home has seven bathrooms, two half bathrooms, a guest house, gym, club room, pool, and 135 feet of ocean frontage, according to the listing. It also
includes a three-car garage, smart home features, a generator, elevator, and outdoor entertainment system.

It last sold in 2016 for $15.9 million, records show. It was built in 2015.

Devin Kay and Nick Malinosky of Douglas Elliman were the listing agents.

Phil Swift, a boisterous entrepreneur who made his name appearing in infomercials for his company’s waterproof adhesive bonding tools, has purchased a home in Gulf Stream, Fla., for $20 million.

The property, one of the most expensive ever sold in the area, had been on the market for $21.95 million, according to listing agents Devin Kay and Nick Malinosky of Douglas Elliman.

Flex Seal Founder Buys Gulfstream Manion For Record Breaking Price

Phil Swift, co-founder of the Flex Seal line of products, and wife Ana Swift paid $20 million for an oceanfront mansion in Gulfstream.

The sale price set a record for a home in the seaside town.

The 8,643-square-foot home at 1275 N. Ocean Blvd. was sold by 1275 North Ocean LLC, managed by Jeffrey E. Veatch in Alexandra, Virginia. Veactch is the co-founder of IT staffing firm Apex Systems. The price equated to $2,314 per square foot.

Devin Kay and Nick Malinosky of Douglas Elliman represented the seller. They listed the property for $21.95 million on July 3 and it went under contract 20 days later. Helen Barraza-Fried of United Realty. represented the buyer.

Infomercial magnate and Flex Paste creator Phil Swift has completed one of his biggest deals yet: the purchase of a $20 million oceanfront mansion in Gulf Stream, Florida. First reported by The Wall Street JournalSwift lived up to his name by making an offer only a few days after the listing hit the market.

Originally priced at $21.95 million, Douglas Elliman agents Devin Kay and Nick Malinosky told WSJ they were surprised the listing sold so quickly since Florida’s sales pace picks up in the winter when homebuyers are looking to escape to warmer climates. But COVID-19 has changed that.
