Randal Perkins, the founder of AshBritt Environmental, a national disaster response and environmental services contractor, flipped a Delray Beach oceanfront mansion for $21.9 million.

Perkins, through 1111 South Ocean LLC, sold the estate at 1111 South Ocean Boulevard to Boca Raton attorney Stuart R. Morris, as trustee of The 1111 Ocean Land Trust, records show.

Perkins bought the 13,712-square-foot mansion in May for $21.1 million. He also owns the property next door at 1141 South Ocean Boulevard, according to records.

The ocean-to-Intracoastal at 1780 South Ocean Boulevard in Manalapan just sold for $29.9M.

The nearly 2-acre property features 160 feet of ocean and Intracoastal water frontage and includes a beach house and private dock. The property was listed by Nicholas Malinosky and Randy Ely of Douglas Elliman for  $35 million. The three story residence offers five bedrooms, four-car garage and 11,360 square feet of living space.

A Highland Beach oceanfront mansion sold for $17.9 million, three months after the seller paid $17 million for it.

Devin Kay and Nick Malinosky of Douglas Elliman represented the seller, and Todd Peter of Sotheby’s International Realty represented the buyer.

The 8,000-square-foot mansion has seven bedrooms and seven-and-a-half bathrooms, according to the listing. It also has a five-car garage, a saltwater infinity pool and direct beach access. It was built in 2018.

A hedge funder sold an oceanfront home in Highland Beach for $17 million.

Brandon Minassian Pellegrino and Jolee Gitch Pellegrino sold the house at 4101 South Ocean Boulevard to Joshua Memling Golder, according to records. Golder also owns two units at Murano Grande at Portofino that he bought for $7.6 million in October, property records show.

The home first hit the market in 2018 with an asking price of $19.5 million. After many price changes, the most recent asking price was $17.5 million in October. Devin Kay and Nick Malinosky of Douglas Elliman brokered the deal.

Pretty nice for a “Mall Cop.” The actor Kevin James has purchased an oceanfront property in Delray Beach, FL, for $14 million.

The “King of Queens” star may also be the king of the real estate deal. The mansion landed on the market in May 2020 with a price just shy of $16 million, but James closed a deal for almost $2 million under the initial asking price.

Nicholas Malinosky of Douglas Elliman, who represented the seller, and Jake Elkins of William Raveis, who repped the buyer, both declined to comment on the deal.

June is normally when real estate professionals — who help connect sellers and buyers of luxury homes along South Florida’s coast — can relax a little and catch their breath. This was not a normal June, however, and instead of kicking back, many real estate professionals went into July working overtime as the residential home market kicked back up.

“This has been the busiest June we’ve had in my 17-year real estate career,” said Nick Malinosky, executive director of luxury sales for Douglas Elliman Real Estate. “I’m three times busier than I would normally be this time of year.”

Phil Swift, a boisterous entrepreneur who made his name appearing in infomercials for his company’s waterproof adhesive bonding tools, has purchased a home in Gulf Stream, Fla., for $20 million.

The property, one of the most expensive ever sold in the area, had been on the market for $21.95 million, according to listing agents Devin Kay and Nick Malinosky of Douglas Elliman.

Infomercial magnate and Flex Paste creator Phil Swift has completed one of his biggest deals yet: the purchase of a $20 million oceanfront mansion in Gulf Stream, Florida. Swift lived up to his name by making an offer only a few days after the listing hit the market.
